Dirt and Mold 

Your patio is located outside and comes into contact with moisture a lot. As a result, dirt and mold can accumulate on your patio. Usually, you can get rid of both using water, mild detergent, and a scrubbing brush.  However, sometimes you may need to use a power washer to remove stubborn dirt and mold. 

 

Broken, Uneven, and Sunken Pavers

If your patio is composed of pavers, you may eventually experience broken, uneven, or sunken pavers. Replacing a single broken paver is a simple task. However, repairing several sunken or uneven patio pavers is a little more challenging. To replace uneven and sunken pavers, you will need to restore the base of the patio before installing new pavers. This type of work is best left to a professional Baltimore patio builder. 

 

Weeds in Joints

Weeding should be a regular part of your patio maintenance routine. Weeds can grow through your patio’s joints and cause dirt buildup. As soon as you see any weeds on your patio, immediately pull them out. For stubborn weeds that keep coming back, try using a herbicide or natural solution to kill the roots. Wait until the weed turns brown before pulling it up.

 

Peeling or Fading Sealant

Patios that are made out of wood or composite decking materials may start to fade or peel. When that happens, you will need to reseal your patio. As a general rule, you should have your wooden patio resealed every two years. Start by thoroughly cleaning your patio and drying it. Once your patio has dried for 48 hours, you can apply a sealer. 

 

Spongy Decking

Wooden patios can start to feel spongy.  If a few boards of your patio start to feel spongy, you can resolve the problem by replacing those boards. However, if the problem is widespread, you will need to enlist the help of a patio company to replace the entire patio.
