If your deck has seen better days, you may be wondering if a full replacement is called for, or if you can get away with some simple repairs. There are some deck issues that definitely warrant a full replacement, but how can you tell what is a serious problem and what is a simple fix? Let’s look at some tell tale signs that your deck needs to be replaced, and at some things that will need to be repaired, but don’t require a full replacement.
Framing Problems
In some cases the planks on the deck look damaged and need to be replaced but the actual framing of the deck is still in good condition. In these cases repairs are probably enough to bring the deck back into tip top shape. In cases where the deck frame shows wear and tear beyond simple repairs the deck should be replaced. Whether its damage from a storm or other event, simple wear over time, or dry rot from exposure to the elements, a damaged deck frame should not be ignored.
Post Problems
Another area that poses a real problem as it begins to age and wear is the posts that hold up the deck. Likewise the deck’s connections to the house can become damaged over time. In both of these cases the deck must be replaced or the deck could risk collapse. In these types of decks the problem is usually not limited enough that a repair makes the most sense, but instead a rebuild does.
Stair Problems
Problems with the deck stairs can be extensive enough to warrant a new deck, but in many cases stair damage can be replaced and repaired without a full rebuild. Whether the job requires a repair or a rebuild will be determined by the extent of the damage and the age of the deck. In some older decks it makes more sense to replace the deck simply because a repair will only buy the homeowner a very limited amount of more time.
Plank Problems
Decking plank problems can usually be repaired, unless the issue extends beyond the plank and down into the framing and posts. Like with stair problems, however, a professional should weigh in on whether the cost of repairs is worth it given the age and lifespan of the deck. If you simply have a bad plank or two and the rest of the deck is in perfect condition, a repair is an obvious solution, but a handful of bad planks in a 15 year old deck is a different story.
